My extension thread

There is a wall going in upstairs which is visible (relatively close) from their window and could potentially block some light, though we we kept it as small as possible as per Government guidelines on angles etc.

They also dont like the design of it themselves, but that is just personal choice.

Plus they had a friend high up in planning somewhere that told them a load of stuff that was clearly not all correct/relevant so in their minRAB they were confident it would get turned down. It set them up for a big fall it seems.
 
Do you have to have air vents on double glazed windows these days? My current windows don't have them and I don't particularly want them on the upstairs windows. My current windows have those night latch thingies where you can have the window slightly ajar and I think I'd prefer that.
 
good to see them get their comeuppance !! I've had some very nice comments from people on the street, some of whom have never spoken to me before There's been a couple of older people though who have just glared at me for some reason. I wonder if there's a bit of envy with some people?
 
Well after less than an hour of sleep last night I'm keeping my fingers crossed that the new rafters arrive and get put in OK. They're hoping to get the felt on by the end of the day.

It wasn't pleasant at all last night with the high winRAB and rain, but I just have to think of the final results
 
Some people just dont like change, even if it is for the better.

The front of our place is 2 original window openings plus a different sized window and garage on a side extension. We will be incorporating the garage into living accomodation so the door area will become a new window opening and the different sized window area will have some brick courses removed so everything is the same size. All the new windows will be sash windows so should make the front of our place, and the general street scene, really pretty as several other neigrabroadours have also recently fitted sashes back in.
 
As far as I know, trickle vents are now compulsory on all new builRAB and extensions, but not on replacement windows.

You need to have background ventilation totaling 8000mm2. For new builRAB this is normally provided by trickle vents in the windows, but maybe you can put in a separate vent? It's worth checking as the rules change frequently. Some bed time reading for you:

I only had one slight leak, there was water dripping in from the bedroom window as the beams above it had been removed. Not a massive leak so I just put some towels down. The covering they put on kept the rain out but it made such a noise flapping about!
 
Well the roof tiles are nearly complete now They are tiling the sides and front of the dormers as well and they are well fiddly and time consuming!
 
Still quite a way off. Got to do the Building control drawings and get a party wall agreement with objectionable neigrabroadour.

Most importantly we have to get the right builder and as we don't know any personally we have to do a lot of vetting. Any good/reputable builder will not be available for at least 3 or 4 months in my eyes so I would say at least March 2012 if not later.
 
This time of year a lot of builders are in a slack period as most people don't want work doing during the winter, so you might find good ones available and willing to give you a good price
 
I had the first inspection from the independent inspectors a few days ago but now the council are saying that they won't accept their inspection! They are saying that they needed to be informed 5 days before building started, which they were but the independent inspectors put the address down slightly wrong (they put Close instead of Drive) and the council are saying that because of that it was 4 days before.

So now I have to use the council building inspectors who cost more and I've already paid the first instalment to the independent ones What a pain. I think the councils are doing everything they can to force people to use them.
 
Bang, bang, saw, saw, hammer, hammer The new rafters are in place and they're currently putting the rest of the tiraber in. Hopefully the felt will be on before then end of the day. They've run out of space on the yard though for all the tiraber and bricks etc. I'm trying to avoid looking through the window as I'd be stressing about annoying the neigrabroadours
 
Yeah I thought that too but all the ones who have been recommended by people I know, or frienRAB of people I know, are all still working flat out as people want everything done by Xmas or starting right after Xmas.

I think I would rather pay a bit more and know people are happy with their work than take a risk on someone who's a bit cheaper.
 
Well the council inspector has just been and said exactly the same as the independent inspector, so nothing to worry about on that score. The council also added an extra charge which basically amounted to a fine for this mix up of about £100. I think my builder has talked them out of this though!
 
Better that than the issue a work colleague of mine had.

Has his foundations dug out, stand in building inspector from out of the area inspects and says they need to dig down another few feet. Cue tons more earth dig and a stack of cash, either hundreRAB or a couple of grand, spent getting rid of it.

'Proper' building inspector from the area comes around and says.....why did you dig the foundations so deep?
