Some food for thought re costs, I had a loft done on my Victorian semi, bedroom with ensuite wetroom... cost £40K, however I am in SW London, so location re costs is key

Hopefully this means planning permission will be given in the end though.

Did your builder give you a rough idea of the cost to add a dormer window at all?
Community comments on our planning got the short shrift from the neigrabroadour so I am thinking about what we can do if planning is refused.
We might be able to get away with a couple of dormers instead of a second floor extension if we can work other areas out but no idea on the cost of installing dormers instead.
We had to amend our plans twice too...bloody Local Authorities, reject my extension because one of the windows is considered too small for the rest of the design and was not in keeping with the rest of the houses on the street then allow the take-away around the corner to stick a disgustingly massive perspex cartoon tiger on their exterior wall. There are no other perspex cartoon animals on any wall in our town so how could that possibly match anything!
Probably not. Check your builder is covered. If not take out self-build insurance for the duration. Will also cover you for materials on site and 3rd party liabilities + injuries to trades that you employ direct.
All is going well except for the plasterers being in for 4 or 5 days and you know how messy it gets when plasterers are in! Mine was planned with the 3 dormers right from the start so I don't know what the cost of the dormers themselves would be. Mine was an all in price with the price of the roof removal and new roof etc.
Just been up your neck of the wooRAB John, and it was blowing an absolute gale. I hope it calms down a bit, as it's not nice or easy for you or your builder when it's like this.
Ok thanks for that. I am sure overall if we had to make changes it would save us a fortune, but I am not yet convinced we can really make it work for ourselves a different way to the one we put in for planning. Time will tell I guess!
Plasterers can be a nightmare, but it's all down individuls...just like everything else I guess.
We made the front dormers gabled to try and make it look better and I believe we've succeeded in doing so. The rear one is just a plain one. Everyone who sees the front view says that it looks like it's always been like that since day 1 which is a good sign
The plasterers finished their work yesterday lunch time. This plaster dust gets everywhere doesn't it! I can taste it all day and I think it's irritating my eyes as well. It's starting to dry nicely upstairs but the downstairs bits were the last to be done so they will take a few more days I reckon.
I never realised just how much water plaster has to give up before it's set!
