Several reasons occur to me.

Sometimes they have one seriously mean dog and they don't want you getting chewed upon.

Sometimes there is illegal activity going on there. Meth labs sometimes go with areas like that.

Sometimes people who live in areas like that are called upon by "official" people who are trying to "help" them and they don't always want the help. Social workers, truant officers, child welfare workers, local government people trying to enforce building codes or eyesore laws, often have business at such homes. Often they are not welcome.

Sometimes people that live this way have annoying "friends" or even worse family.

Sometimes it's a matter of wanting to keep out the bill collectors.

Sometimes people who live in this condition have a personality disorder or mania. A fair number of homeless or impoverished people have mental disorders. This often makes them suspicious and hostile to strangers.

Sometimes it's a case of them being cranky, unfriendly people.
 
the "No Trespassing" signs? You never see a nice looking house that has that sign posted anywhere?! I think it's funny. You'd think their filth alone would keep people away, lol.
I'm not talking about an abandonned house or an empty house. I'm talking about a trashy house with trashy people who put those no trespassing, or beware of dog signs up but you don't seem to see that with nicer homes. I was driving by a couple the other day and thought to myself jokingly what person in their right mind would even want to steal from a house like that anyways, lol.
 
It's about legal liability. The more run-down a house is, the more dangerous to people who might enter, and the greater possibility of an accident, and then a lawsuit. Hence, the signs making sure it's clear that you've entered despite their best efforts to prevent you from entering.
