when we moved in to our house the garden is really large and was just soil and weeds and full or broken glass bottles and rubble, this was not safe for my children 4 and 1 to play in so i have re done the garden at my expense. but should i have done this or the landlord ???
i need help thanks
hi thanks for your response, i have known my landlord for over 20 years his parents live next door i hav told him time and time again about the garden and my issues, but he has done nothing about it thus leaving it to me to do

You should have spoken about this with your landlord BEFORE you did it. As a tenant, it is often possible to make improvements on the property of the owner, with his consent.
But of course this person needs to decide what the budget is!! If you did these improvements and costs WITHOUT consulting with the owner first, and you did not discuss the costs with him in beforehand, he is not obligated to pay you back.(He might have found a cheaper contracter or cheaper material if you would have discussed it with him etc..)
But if you talk reasonably with him, and point out the extra value his property has gotten, thanks to your initiative, he/she might be fair enough to pay you back some or all costs, or have you pay less rent until your costs are covered.
As of his obligation to provide you with a nice and safe garden, that depends on your local laws. Check your rent contract if it mentions anything about handing over/keeping the place safe for the tenants.
Good luck, and next time don't forget to speak with the owner before you make changes.

As the others have said 'Look before you leap'. You have cleared the garden voluntarily, so that's that. Personally, if I had not discussed this prior to renting, I would have done the same. Chalk it up to experience and enjoy your renovated garden.

Hi this should have been a point when you took out the tenancy.but as you are now in there and did not sort this out prior to moving in it's now your responsibility to maintain this property and its grounds.
so as no prior arrangements have been made its your job to do it.
