What is the unit to measure the storage capacity of a cold storage?

I am trying to find out the storage capacity to area ratio of a typical cold storage used for storing potato.
On googling, i found a report which says " for a storage capacity of 100 tonnes, 150sq m area is required". What i want to understand is if the tonne mentioned refers to the weight of the product or the tonnage of refrigeration

unfortunately I am not very knowledgeable in this area and will not be able to provide any further details

size of container, temperature difference between inside and out, time to reach the minimum control temperature target, material inside, insulation chrateristics?
