What is more important for buyers, more square feet of construction or a garden?

I'm about to option a hose. These are my 2 options. One house with more square footage, where the terrace pretty much eats up the whole patio garden, or another one that has a small patio with a little less square footage, but I can build a little and still have a little patio. The bigger one needs a lot of updates, with the smaller one I can take my time with the updates.
I want to know the re-sale potential for the future. I'm buying way below appraisal value on both.
