What are the ''Safest.'' Most effective additives for fish aquarium water?

I have one 20gal with Guppies & platties about 8 of both 2- male's to 6-Female's. I also have a 10gal With 3- Fancy Bubble eye Goldfish. I used to use Stress Coat with Ammo-Lock & that worked great for years with aquarium salt too. Then I started having major probelem's ALL THE FISH IN MY TANK HAD DIED OFF ONE BY ONE IN A 30-DAY TIME SPAN. So then I started using AquaSafe W/Bio-Extract. It worked great for about a year. Then my water was becoming cloudy. A friend of mine has a 20gal with Guppies & Platties in it as well. Plus he is my neighbor so our water is more or less the same. All he use's is half the amount of Stress Coat that the directions on the bottle say to use & age's the water. He has no problems! I've started the same regime. So far so good! Is there anything else out there that is effective & safe. Also is this new regime I'm using not any good? Thank you sincerly. Kevin.
