What about premarital sex is sinful when done within a serious adult relationship?

So I was born and raised Catholic, and I follow every precept/commandment to the letter except for premarital sex. My girlfriend and I have been having sex for over a year, and although I know that fornication is a sin, I dont know why, but sex with her doesnt feel sinful. We both were adult virgins, waiting for that special someone, and we both intend to get married as soon as we graduate from college. The reason I havent proposed is because I know she would like a nice wedding, something that I cant afford right now, but also because our families would be vehemently opposed to it and make our lives impossible to lead (the would want us to finish college). So we have both made a firm commitment to each other to stay together and see it through, but I sometimes think about whether fornication really means loveless sex such as casual sex than sex outside of marriage.
 
While it may be accompanied by romantic feelings, true love “does not behave indecently” or “look for its own interests.” (1Â*Corinthians 13:4,Â*5) Instead, it works toward the other person’s welfare and everlasting happiness. Such love impels a man and a woman to honor each other and to accord sexual intimacies their proper, God-given place—the marriage bed.—Hebrews 13
If indeed you do end up getting married in the future, don't you think you would feel better about yourselves and your relationship, knowing you had the self0control to wait, as Christians ought to, until marriage for proper marital relations? Your sense of self respect will be much greater and you will have the peace of knowing you got married because you wanted to ,and not because you possibly hAD to ? An un planned, and unwanted pregnancy would be a horrible reason to have to give up your educations and enter into an early marriage. Also, what if for some reason your relationship fails or you decide that you aren't the right ones for each other and go your separate ways? Then not only have you committed fornication with each other, but also with future partners you will have.
You may have the best of intentions in your commitment to each but you know what they say about a certain road and good intentions..... lol
