Roof Issues: It’s not our problem is it?

We just sold our house back about 2 wks ago. The person who bought our house inquired about the roof when he looked at it. We told him what we knew and told our realtor about the potential leaks or the problem areas.

He never got a home inspection done.

We closed back 2 wks ago (give or take) and I received an email from my realtor asking questions. She mentioned that the crack in the kitchen looked as if it were painted over and that it has a bulge in it. When we left it, there was simply just a crack. And we sure as heck didn’t paint our ceilings so if it appeared to be painted over, that must have been done by the person who we bought the house from. But we just noticed this crack 2 wks before closing and we did pass the information along. But again, he did no home inspection.

This can’t change anything right? The sale is final and he bought the house as-is. So we’re in the clear right?

Sorry I’m just being paranoid here. I mean, we all signed the book of papers during closing so as far as I’m concerned, we’re fine. Maybe he should have gotten a home inspection.

Just curious if anyone can advise me on this.
 
Check with your state regulations regarding house sale responsibilities of seller and buyer. If you were in scotland both parties must get surveying done as in england now.
 
I'm not sure about real estate law where you are, but if you disclosed it, and the idiot that decided to buy your house without a home inspection happens to find something now...AFTER signing an "as is" contract...I think you're probably in the clear.

He was made aware of the roof issues.
You made full disclosure.
He failed to complete a home inspection prior to purchase
He signed a sale contract for an "as is" home....

In my opinion...he's SOL.
 
If the contract called for the house to be sold "As Is", it's not your problem. If that clause wasn't in writing and you signed a seller disclosure sheet concealing that fact, you might have a problem. If the realtor knew about it and didn't disclose, she has a problem.
 
Since you made the realtor aware. You are in the clear. The buyer chose not to pay for an inspection and he loses. But some states will hold you liable. You need to check your state laws.
