Rental Business: Tenant wants to leave items in apartment?

Hi,
I am a landlord. A good tenant who is leaving soon sent me a note asking if he can leave the following items in the apartment for my future tenant:

low metal legal size cabinet
teak stereo cabinet with sliding tray for keyboard
chrome table with 3 chairs
hunter green loveseat couch
floor lamp
metal bed platform ready to place mattress
metal headboard
pictures
new toilet seat
new curtain rods
dishes/utensils
small TV
orange desk chair no wheels

I think I will ask him to take everything with him and leave the unit empty like it was when he moved in.
The reason is I do not know who the new tenant will be and what his needs will be and I'm not into selling stuff in flee markets.

However, wanted to ask how you usually respond to such a request from a tenant(?)

I would be polite to the tenant, and advise them that you want to rent the property unfurnished. Therefore he will need to remove those things from the property upon leaving. Tell them that it will cost money for you to remove these things.

To me, it sounds like the tenant doesn't want them and can't be bothered to get rid themselves.

Saying this to him makes it very clear that you don't want the things there and there will be a cost of removal if they don't take them with him.

If they leave them, the deduct the removal costs from the deposit.
 
Advise tenant to contact Goodwill, Salvation Army and to donate his stuff.
Or to post notices in building asking other tenants if they are interested in this stuff.
Or to call local churches as it's rummage sale season, and ask if any will take his stuff--mine would for 10/8!
Tell tenant you want everything OUT when he leaves. Tell him you don't know who new tenant is, and their needs.

Toilet seat and curtain rods might be helpful.
