Would I get planning permission in the following circumstances

House to be built in my garden - building line already established
Access is by the side of my current property (there was once a garage at the end of this - now demolished)
Driveway would be shared with the new house
Intend to use the property for a family member

Any advice gratefully received
I know we would need permission for this but what I need to know is what the likehood is to get permission without there being vehicular access ?

Any building that it intended for human occupation requires planning permission and building regulations.
Local councils have different policies on garages and sheds and some do not require permission under a certain volume and distance from public by-way. You should contact yours to find out their exact specifications.

If the family member is to live there permanently it may not be allowed at all. Or you may have to get permission from all your neighbors. It varies from community to community. The shared drive way could be another problem. You really need to talk to a real estate lawyer about this, it could end up saving you a huge amount of money. Don't do anything until you do.

Access could be a problem as at some future date one or both of the houses could be sold & shared driveway is not desirable. Is there sufficient space in the garden for another property? Best to have an informal chat with the Planning Officer at your Council - take any plans that you have had drawn up with you.
