1. Orin enters into a contract with Natalie. Later, Orin is adjudged mentally incompetent and Moseby is appointed Orin's guardian. Lila, Orin's daughter, attempts to void Orin's contract with Natalie on the ground of Orin's incompetency. The contract is

I'm super confused with the real estate question. No contract was formed, and Elbert even said he wouldn't sign it Dot didn't lower her commission. Dot should have known there was no contract and that Elbert would not agree with the 12% commission but she still sold the house. So would the answer be NOTHING?
