Managing The Pre-photoshoot?

OK, I consider myself a fairly advanced photographer, I have fair to good skills with lighting, I have a strong concept of camera control, and understand a good deal about composition, and I feel its time to start pushing myself photographically. I especially want to start moving towards more high production conceptual photography.

I have some Major Questions in regard to this area, and would like some resources, or information pointing me in the right direction. Key thing to know, I have NO budget, and for now anything I would do would be for learning/experience/art.

So Here are the Basics Questions

1: Sets: how do you find great locations, particularly indoors- will realtors work with me to provide locations in exchange for trade? if I see a house I like is it considered appropriate to approach the owner and ask about using the property? Etc.

2: Models: I know about model mayhem, and places of that nature, what other resources are there?

3: Props/costumes: I obviously have no money to outright buy props/costume so how do I come by these things? how much should I expect models to provide?

4: Stylist/makeup artists: I don't know anything about this, how would I find people interested and willing to provide services- are prints for trade the way to go, or the ability to have a name credit on the work for something at this level considered fair compensation.

5: anything else you think I should have asked in this post but did not?
 
5: Legalities
Needing model releases is obvious for people, but sometimes the legal issues aren't quite as clear cut (such as for certain buildings and other man made objects).
