Is $800 too little to sell my 1994 Honda Accord for?

Forgot to mention the radiator was just replaced 2 months ago.
My roommate originally said he's buy my 1994 Accord for $1,000 but now is offering $800. I want to make sure I'm not making a mistake by selling it to him. It's a 5 speed manual transmission, LX model with 207k miles on it. The body has some dents and scrapes, two of the tires need to be replace, and one of the radiator hoses needs to be replaced. I've also been told the CV boots need to be replaced as well. The KBB value for fair condition says $1775 (I live in CA)....but if I were to try to sell it to someone else I'd have to put some $$ into it to fix at least the radiator hose (my roommate says he'll fix it himself so it can be smoged) and clean it up.
What do you think??? I don't want to be taken advantage of...
 
Hondas are one of the brands of cars that hold a lot of value all their life. We used to have an accord and loved it. Your car has a lot of miles. Has there been any major engine work done? In my mind tires and hoses are very minor things to replace. They get replaced fairly regularly and the hoses aren't very expensive to buy. The CV boots are a little more expensive to replace.
Still if the KBB value is that high, I wonder if you could get more out of it. Can you check local want ads to see if similar vehicles are advertised and for how much? You might even call about some cars advertised to see what is wrong with them and see how much the asking price is.
