will the judge force it? His name is on the deed of trust and mine is on the deed of ownership with his. I am not sure if we have the money to settle everything at once. I just want the house sold. He lives there with his girlfriend and it will just be a year now since I moved out. What should I do?

To "iamacog". Thanks for that. I had not thought of the refi/buy the other out. That is a good idea. I will discuss that with him. My friends want him to fry and burn, but I don't really care if he ends up with the house. It was a miserable place for me and he can have it. Thanks :0)
