I own an Appartment building and black people want to rent it.?

I am worried that they will destroy the place and not pay the rent because they can't get a good job. I have always rented to white people because of this reason. Should I let them rent it?
They look like they won't have suffecient funds to pay the rent. So from that i don't think they are going to be good tennants.
I fear that no one will want to live in the appartment after them. They showed me that their credit is good but I suspect greatly that they stole it.
 
I do background checks and employment verifications. Then decide on who to rent to. Some of my best tenants are black, some of the worst are white. Race is not indicative of reliability in a rental agreement.
 
Check their credit and check their work history. You don't have to rent to someone with bad credit or whom haven't held a job longer then a few months. My husbands apartment building use to do it. Black or white doesn't make a different- bad renters are bad renters regardless of skin color. Although, I can personally say that being from Philly and living close enough to the ghetto, I can understand your feelings.
 
It's illegal not to rent to someone because of their race. You shouldn't judge people by the color of their skin.
 
You can't discriminate, you can demand a credit check and background check, I believe. If they don't meet requirements, you can turn down the application.
 
First off, you are in serious violation of the law by deciding on tenants according to racial ethnicity. Your criteria for selecting tenants requires that you use the same standards for ALL applicants, and color of skin is NOT one of those.

You must base your decision on standard qualifications, such as credit history, income levels sufficient to pay the rents, and background checks.
 
You can not discriminate based on race. If their jobs are not "good jobs"...rent to someone with a good job.

BTW...not all african americans have bad jobs...and not all white people have good jobs.
 
Black people are just as capable of paying their bills as white people. You cannot legally discriminate based on color. If a black person meets the requirements to rent the place (credit score, employment history, etc), then you have to rent it to them. If you refuse renting to a black person who meets the requirements, and then rent it to a white person with the same or lower requirements, then you are opening yourself up to a BIG lawsuit.
