The mortgage is your responsibility. If you walk away from it your medical reasons won't (and shouldn't) absolve you of the responsibility to the lender.
You have no obligation to live there. Sell the property or rent it.
 
lower elevation to avoid? UV radiation. Tried to sell it, tried DIL with mortgage co. No luck on either. I can just barely afford to make the payments but that is not the point. I need to get to a lower elevation. No one, the mort co, the IRS, etc. seems to care that I need to be free of the mortgage for medical reasons. I need substantiation of my right to walk away from the home for medical emergency reasons.
