i am buying my flat on mortgage..the ground/garden is leasehold?

adjacent to my flat is an elderly persons complex who are desperately short of parking space.they have approached me to buy the land .if i refer them to the leaseholders what redress do i have if they agree a sale since my property would then be devalued.if i owned the land i would sell as i hardly use the garden.the leaseholders are the local council i believe .as the property is ex local authority.i dont want to refer to them to each other if its not in my interest to do so.anyone got any views on this
