How to tell if he is just interested in sex?

Ok, so I met this guy over a month ago. He was a friend of a friend so I see him often. He has said multiple times he likes me when I am over his house and he is always trying to get me to sleep over his house. I did once and we didnt do much, mostly snuggled and such then he took me out to breakfast and we hung out afterwards. Now every single time I see him he wants me to sleep over and is telling me he will show me his "tricks". I have held out for over a month saying no everytime and he still pursues me. One of the things that is obviously worrisome is that I am only 18 and he is 23. I normally never have sex unless in a relationship. Do you think this guy just wants to have sex with me? I feel like a 23 year old isn't really interested in a relationship with a 18 year old...
