How to calculate home equity?

so my husband and i just bought a home. we haven't even moved in yet and he now wants a divorce. NM is a community property state so the house should be split 50/50 im unsure of who will end up with the house or if selling it will be required. one day he wants it the next he says i can have it. so ive read that if one person gets the house they pay other person half the equity. so how do i know the equity. here are the facts the house appraised for 108,000. we offered 97,000 and they accepted (it was an estate property) they also did 15,000 in repairs. we put 4,000 down so our loan was for 93,000. how do i find out the equity in the house is it just the 4,000 or do i add the difference sense it was appraised for more than we got it for and what about the repairs does that add value to the house? please help i don't want to get screwed over and after buying this house all our extra money is gone and lawyers would be too expensive. thanks for all your help
