How do you make photos black and white but still have color?

i've seen pictures that are black and white but had a color in them too but didn't know how to do it.
 
I use the saturation brush for this if I don't want to work with layers. Just put it up to the max and brush over the parts you want to have black & white. You have to work precise but it should do.
If you can work with layers, do a layer of the part you want black & white and make it black and white. shouldn't be too difficult.
 
De-saturate, but not entirely. All photo programs have a de-saturation tool.
