HELP!! Stuck with a TREO 700P from Verizon

Hey Guys, I'm really desperate I've been trying to flash a 700p from Verizon for 2 days now. I installed the USB drivers and I can Sync with the TREO program but for some reason QXDM and QPST won't read it when I tried to open the port where the device is located either the program freeze or is says com port is busy and trying to switch programs

Please guys I need some advice
