Contract on a 1978 Duplex for 162,000 in Kansas.
Here is a list of what is wrong, please tell me what I should ask for in concession...an estimate like $5,000-$7,000 or something that like would help me a bunch! P.S. I am a chick, and don't know much about all of this. Thanks!!
Electrical: No GFI's installed, AC on a 40Amp when it should be a 30 Amp outlet, A few breaker issues.
Plumbing: Outside faucets installed wrong, tub diverters are bad.
Windows: Trim around windows leaks
Chimneys: Both back walls of chimneys are cracked and Chimney's need swept
Roof/Ventilation: No Attic Soffits and Bathrooms vent into the attic.
HVAC: Heater is 31 years old and is rusted and clogged with dirt.
Backdoor is chewed badly by dog.
Drainage in backyard starting to stain basement wall
Sliding glass doors hard to open, missing rollers
No Garage Opener
Driveway is cracked
Some siding in need of repair 15% of structure
Bathroom floor tile is cracked and needs fixed or replaced
