Does the Car value depreciate just by miles ? wanted to buy a rental car ?

I am new to the cars and have some questions about buying a used cars:

1) Is it OK to buy a rental car which has 30-40K miles ?

2) Which one would you prefer of these both cars:

a) Rental used car ( 2009) - 35K miles
b) Private party used card ( 2006) - 35K miles

3) Do we get any good deals if you buy any rental used cars, or is it not worth it ?
 
I bought a rental (leased) from a GM dealer a while back. It only had 20K on it (lease terms), and they extended out the warranty for the next year, or 10K more miles on it. It works fine.

Rentals - rentals - are used by many different drivers and some are better drivers than others.
Private party usually driven by 'family drivers' might be a better bet, unless you look in their driveway and see 3 cars up on concrete blocks.

My '95 Buick was going strong at 105,000 when it blew the radiator hose in 2001... single old lady, I traded it in. Shoulda just replaced all the hoses.

I'd get a CarFax on either vehicle.
