...expired? Lets say a landlord wants to raise your rent 50 bucks a month.

If you have a lease, he can't evict you for not paying the extra money during the length of the lease, you can only be held liable for a rent hike after lease renewal.

But unless you are 100 % sure you don't want to live there anymore, couldn't he always say "If you don't start paying the extra money now I will not renew your lease when it expires in a few months."

So essentially, if he wants to instate new rent rates or new rules, even though he can't evict you for not obeying them during the current lease, can't he enforce his rules with the promise ahead of time that he won't let you live there after the lease expires, unless you start obeying the new rules now?
