Do you need to primer before painting hardwood floors?

So I have this rental property that I was thinking of just painting the floors a nice neutral color due to two dark water stains from the last renters and times are kind of tight at this time. I can't afford to pay to have them sanded, bleached and refinished by a professional at this time,( just had cervical spine surgery on disability income at the time). So thought could use a porch paint on them and polyurethane them over that. Later down the line when that needs new care I can alway hire to get stripped and all that. But my question is do you need a primer coat and will it work over the old finish. Any suggestions would be great,
 
Check with the owner of the property before you paint the floor. It would be very expensive to have paint removed. I would think having it refinished would be a lot less expensive. You may not be able to afford an even more expensive job later, it seems very risky.
