Can I find a financial partner to share investment of a 2 family house?

I live in the property and am trying to offer a reduced rent to a resident that can remodel the other apartment. I may have it rented soon but with the reduced rent money is tight. I'm a single mom that can do some work myself on my apartment but I am looking for some new brainstorming financial ideas. Thanks
