Business Plan Cover Letter? I need to write a short , half a page,?

Business Plan Cover Letter to explain to the landlord about the future plan of the business. It is a tutoring business and os small tutoring place. I explained the ratio of the teachers to students and about the number of students and classes sizes. What else should I include? ny suggestions of what I should add to make it more impressive one?

Maybe include the time of day you plan on having people? How much parking you need, how much redecorating you need to do, the ages of students, what you are tutoring people on (science class may need extra room or extra fire hoses). This is just an idea.
