Business owners and landlord?

Hi. MY question is for a small busines that my mother has. this is really new for us and I'm been try to help her. this is about the Air conditioning. It is to old that it doesnt work. my mother had paid a few guys to check the AC but all of them say the same thing. We need a new AC. So my question is, if we need to pay for the new AC or the the building owner?
 
Mum needs to READ her lease.
Generally a LL is responsible for repairs to systems UNLESS Mom has NET lease which transfers to tenant the responsibility.
Should always be clear and understand any documents you sign, what your obligations are.
