I am (or would have been) a first time home buyer. I signed the initial contract with all contingencies on. The dates on the original contract have all passed because the seller kept adding addenda. I haven't signed the latest one, because since then I had an inspection done and it brought up about $1200 worth of immediate problems, and he also told me several things that would need to be fixed in the next few years. Its way more than I can handle right now.
I never removed any contingencies. My realtor told me that the 10 day time limit for inspection wouldn't happen until I signed the latest addendum, which I did not do. I got the inspection myself because it was somebody I trusted.
Can I back out of this without getting sued? Will I get my $1000 deposit back? My "seller is limited to retaining sums...." IS checked so I know tthat'sgood. I guess I'm wondering about the dates on the contract and not signing the latest addendum will help or hurt me. My realtor told me that the contingencies were such that if there were even just a cracked panel in a window, I'd be able to back out. I'm not sure if I trust her 100% though. I can't get in touch with her currently and am looking for advice from someone who perhaps has knowledge about this. Please don't tell me to get an attorney, it hasn't gotten to that point yet. I'm just looking for opinions.
