Anyone else sick and tired of people complaining and wanting a cheaper house?

My house is the largest house in the area and we have it priced LOW the houses down the street are around 245,000 and fifthly dirty. Ours is 225,000 and clean- fresh paint, new carpet and all new fixtures. Most of the homes in our area are half the size priced at 200,000. My square footage is on the listing and so is the price. So why do people keep coming in my house bitching they want something for nothing? If they want a 100,000 house- then go look at one. Why are people going through homes thinking we will take 1/2 of what we have it listed for?
I live in Philadelphia- so the market is slow but not dead. I am just tired of all these people coming through my house not being serious.....
Any advice?
Sorry, If I am ranting... it's just so annoying..... I would never look at a 500,000 home and offer them $250,000.
 
there are many reasons for this:

1. the media gives buyer's the impression that it's a real estate fire sale and sellers must take any offer given to them, no matter how ridiculous (those same buyer's would laugh in someone's face if that was offereed to them).

2. your realtor should be screening out lowballers. he/she should also not even entertain non pre-approved bidders. if you go it alone, you will often be inundated with scamsters, tire kickers, and those that haven't a Xmastime clue about the home buying process. all of which are more hastle than they are worth.

3. odds are, you will not get a dollar for dollar return on all of the improvements that you have put into your house. what does it appraise for? that's the key. the other side of your argument is that often homeowners (through pride, stupidity, or just plain ignorance) assume that their home is well far more than it really is. i am not saying that that is the case with you...just playing devil's advocate.
 
Half off is a bit much but sellers across America still do not price homes accordingly. Homes sit listed for 18-24 months and this is totally seller's fault for not pricing it properly.

These buyers have run into so many sellers who are not pricing home properly. They cannot help but be skeptical of your asking price.

Once you get the list price correct it will sell with multiple offers.

They are trying the same crap with rentals! They think just because the economy is bad that owners should take less rent! Like they do not have bills they need to cover too!

Some people just think that they are always entitled to something.
 
Exactly. If you cant afford a 225k house, you shouldn't be looking at one to buy. This is the price range, there's a difference in wiggle room and running room.

EDIT: Really David Z? I thought houses were not selling because of the housing bubble that recently busted.
 
The media was giving buyer's the notion that they can make "low-ball" offers and everyone will take them. It is really up to the buyer's agent to explain that the home prices now have already been adjusted to meet the market. I've had a few seller's pull their homes off just to wait it out, not everyone HAS to sell and those won't give the house away. Hang in there if you can.
 
I'm sure you are extremely frustrated since you took the time and effort to keep your home in tip top shape. But unfortunately, since other homes in your area are not up to the standard yours is and they are priced less (as they should be), the value of your house is being sucked down. With all they hype in the media that house prices are at rock bottom, I think some people DO believe they can walk in and name a low-ball price and the seller will say yes out of desperation.
 
Hire a good Realtor and make sure that they market the home to all of the other Realtors in your area. If you're trying to sell this yourself, and you are only dealing with people who do not have a representative, then you're dealing with the segment of the population who either has no clue on buying a home, or does not qualify for buying a home.

If you deal with Buyers who have a Realtor, you are dealing with Buyers who are pre-qualified and educated on the homebuying process.
