Water/garden views preferable!? We have looked at the following venues but there has been something wrong with all of them

Our parents are paying for the reception but we don't want to pay anything over $145 a head. Any suggestions?
My fiance had his Year 12 formal at Oatlands House and therefore a lot of our guests have been there before. It's beautiful there though!
