Am I able to claim the communal land in my garden?

I was doing a bit of reading up on 'Squatter's Rights,' also known as 'adverse possession'. In Scotland, there is no such law but I wonder if anyone can shed any light on the following:

My house and it's land was at one time complete, before the building and land was carved into two properties. There is a front garden (100% belongs to the neighbour below), and a substantially larger back garden.

The back garden is divided into three segments. Approximately 50% belongs to the neighbour below, 30% to myself with 20% being 'communal land.'

For the past 22 years I have lived here, we have enjoyed and taken complete responsbility for the communal area. The neighbours below, to the best of my knowledge, have not even stepped foot on the land since we have been here.

Is there any way I can claim this land as my own?
