A foreign tomcat in my lounge. How do I get rid of him?

There is a new tom cat in the neighbourhood and he's invading my house.

I have a kitten of about 4 months old (a female) and twice in the morning in the past 3 days I have found him in my house at about 5am. Both times I was sleeping and heard a very loud hostile commotion in my lounge. The first time he saw me and then bolted out the window. This morning I heard hissing and loud meowing, but by the time I got to the lounge I just saw his tail disappearing out of the window. He has also sprayed now on my garage door.

I'm wondering if she might be starting to go into heat even though she is only 4 months old. I'm going to take her next month to be spayed.

How do I get rid of this bugger? I don't think my kitten can defend herself against him because in comparison to her he is absolutely huge!
I don't have a cat flap and can't put one since we are renting and the owner wouldn't be very pleased if we put a hole in her door. So a cat flap isn't an option
