Xbox 360: How can I install games from disk to hard drive?

I have a 120 GB hard drive, and I want to install my games on it, and then sell the games so that I can still play them. Or maybe even rent games, install onto hard drive, and then return the game.

I do not know how to install the games, I hear other people talking about it but I don't know how (I have Xbox Live and the new dashboard)
