Which dog breed would be best for.....?

- A small house
- A small backyard (will get exercise/pack walks)
- A house with another dog
- A house with a bunny (not that they'd confront each other).
- A first-time-real-dog-owner

Any size is accepted. I just want a friendly, loyal companion,
