What's the name of the haunted mansion movie?

Its the one where this guy buys a mansion, knowing there's a killer shadow inside. He can't let any darkness fill the place or the shadow will kill him. In one scene, the shadow kills a rat I think in a drawer. In the end, he kills the shadow with a tube and at the end, theres a bright light that kills it
