Whats the deal with renting a business in Thailand with respect to work permits, visas

and procedures? I am looking to RENT a business in Thailand (NOT BUY!) in the near future, but i'm not too clear on the following:

a) Will i be issued a work permit to work at my business quickly and easily?

b) Whats the best thing to do regarding getting the appropriate visa? (Can that be obtained easily?)

c) Will i have to employee 4 Thai nationals like you do when you buy a business in Thailand?

Anything else i should know?

All sensible answers are appreciated!
