Okay, about four months ago, we purchased a trailer home. It was a bank foreclosure and we negotiated the price. We were told that the company (being the bank) had the title. I paid to have the title transferred. I did not get a loan on the trailer, as we paid for it all up front. We have since been waiting for the title. Now, after contacting the park, they still have not transferred the title. The park manager keeps giving us the run around. She says she is waiting for a paper saying all the taxes are paid before she can transfer the title. I have asked for the number of the person she has been trying to get the paper from to contact them directly. She does not return our calls.
We know we can take legal action because we have a contract saying the trailer is ours and the title will be transferrred. I just need to know what my next step should be. Should I just write a letter of demand, then wait 30 days for the title, then file a case? Or should I contact a lawyer (if so what kind)?
