What is the proper sequence to paint the caulk used to fill the gaps between the new wall and base?

please notice what i am asking: It's about the gap between the base/trim and the wall board.
If the drywall is freshly sprayed, then the newly sprayed trim and base is installed, their are nail holes and the occasionaly small gaps between the edge of the trim where it meets the wall. SO! Being a painter of rentals, I run a line of white caulk to "neaten" up any small gaps between the walls and the white base or trim, It makes it look way better. Here's the problem, the caulk line is an instant dust trap because of its texture. It looks great when it's just done, but not so nice 3 months later when it's now a dirt-tan caulk line instead of white. My brother says to paint the line of caulk (because dirt wont stick to it so much) which is impossible because it's a little tiny bead that runs along the top tiny edge between the base and the wall. Putting white paint on such a narrow white surface, AT AN ANGLE, does not work. Any ides?
