My tenant, who was renting a bedroom in my house of residence, is moving out and requested a move-out inspection tomorrow. Of the common areas I have already noticed a spill of colored liquid(I only drink water in the house so it could not have possibly been me), some dried oil burnt into the ceramic glass stove-top(clearly around an outline of his large pot), and he threw out the shower curtain/liner/curtain rings which I provided at move-in.
We did not do a move-in inspection, so what can/should I do if the tenant decides to fight me on these issues, saying that the damage was already there? These are not major issues but I don't want to be taken advantage of.
