...tenant-landlord hearing? I am the plaintiff (landlord) and attended a hearing today for non-payment of rent. The tenants showed up claiming that the property was inhabitable due to many repairs needed from a city inspection that was ordered. The tenants owe 3 months worth ($3300) of rent. Judge awarded the $600 plumbing job that the tenants paid for and then awarded a 48 hour escrow of $2700 judgment along with adjournment for 2 weeks for the inhabitable property. What does this mean? I'm awarded the judgment of $2700, right? A city inspection was conducted without me attending due to the tenants have two pit bulls in the house (judge was also aware of this matter and indicated to me that I have access to the house to do the repairs during the meantime). I entered into the complaint for non-payment of rent + eviction. If the tenants don't pay within 48 hours, do I get the judgment against them and the eviction or is this a separate matter even if I filed together? The court clerk stated that they will mail me the judgment and paperwork for the adjournment. I'm just getting premature and need to have answers to be prepared for what lye's ahead. The lease agreement is up at the end of November, so I really don't have too much longer before I can take back this house. I really don't want to deal with the tenants to do the repairs due to the fact they are still living there. I rather have a vacant property to work in so they don't destroy what was accomplished. What do I do?
