Doing a for sale buy owner and was wondering what all has to be disclosed.

Theres is a crack in the foundation. It's obvious.
The windows are drafty.
I have 2 showers. The water in one of them doesn't get that hot, only warm.
I have tree probs and have to get drain snaked 1x per year.
I pulled the boards from my deck up to flip them them and noticed the previous owner didn't remove the concrete steps. They're just laying there, 1/2 buried and reduced to large chunks. You can't see them b/c the deck is so low.
Those are the probs with my face and sure what needs to be mentioned.
