Riddle me this... Can you figure it out?

A man leaves his penthouse apartment, takes the elevator to the lobby, and goes to work. When he gets off work, he goes back to the lobby, takes the elevator to the third floor and then takes the stairs the rest of the way to the penthouse. Why?
 
All I can do is guess it's because he wants the exercise. Why does he take the elevator to the third floor? It's either because walking up all the stairs is too strenuous for him. Or he has decided to skip taking the first three floors because there is someone he doesn't want to bump into on those three levels!
