New apartment has nasty shower.?

So I just got the key to my new apartment today. I was in a hurry when I did the walk through before it was available and everything seemed fine. The one place I didn't look was in the shower. There is no tub, but it's still long like a bathtub is, but the floor is funky. It's all black in some spots and there's an odd little hole where the drain should be. It's not nice looking at all. The shower seems clean to the touch. It's not slimey or anything, but it really looks horrible. I assume the black spots are from the mold growing between the little tiles, but it's enough to make me not want to step in bare foot. :-( I need some advice on how to bring this up to the landlord without offending him since I'm a new tenant. How much does it cost to have the floor in something like this replaced? I know I'd have to have his approval first, but how much would it set me back? It's all of the floor and a little bit on the wall. Thank you for any advice!
