Need help with Horse Stable information please?

I am writing a story and would like to set the beginning part of the story in a horse stable (this stable may play a bigger part in future stories so I'd like to start establishing it now), but I haven't even touched or riden a horse since I was 4 years old (well technically it was a pony). I was thinking of giving it about 20 acres to play with and was wondering if that sounds good and how many horses it could handle?
I'd like it to have school horses as well as room to house privately owned horses, and was thinking here you would learn english style riding (since I wasn't really planning on the whole learning to herd cows all day and week long).
I know there should be a tack room and a feedroom, plus of course an office but what else do I need to remember to have? The characters will be moving about the stable, rather than staying in one room or pasture area so I would like to know what rooms and areas a stable has.
Also any possible help with fees to charge would be helpful, such as fees for stabling a private horse and fees for different types of lessons (would a rider expertise have any effect of their fees or just the type of lesson itself be the determining factor)
I am going to place this stable in Virginia, USA but as far giving a specific city/town I haven't decided yet.
At the moment I can't think of whatelse I need to know or ask so anything else you can think of would be appreciated, though I won't really need to know building costs for a stable because in my story the stable will have been around for, I'd say, 30 years or so.

P.S. Oh one more thing I just thought of was insurance, what kind of insurance would I need and how much would it cost on average or so? Thanks again.
I was wondering what you meant by 10 feet of walk way?
