It is an Xbox after all could be a number of problems. See if it is still under warranty and Microsoft will fix it for you....
But before you do that try using one of those cheap cd lens cleaners you by at any record store. Pop it in and see if that resolves the issue after you cleaned it. Other that there not much more you can do without messing up the warranty.
