My house has just been valued & come back exceptionally low, can you trust...

...all valuations? Just had my house valued & it came back sooooooo low i was shocked! It actually came out at the same price it was valued at 2/3 years ago & before the entire place was refurbed. This has thrown me into a blind panic!!

Most people that come round say the house must be worth nearly 200k but valuation was just 165k!

Got 2 more valuations lined up, but I just thought id ask your advice, is the market that bad, can you trust estate agents valuations? Should I put it on for what i think it would sell at ?
 
I know property prices are dropping but even so, get two more valuations and see how they come out and mayeb go for the average price.

I used to work for a less than moral estate agent - they once drastically undervalued a property because they wanted to purchase it themselves. Naughty!!
