I was told that my landlord file a civil suit against me...for late fees and for me to be evicted!
Also, I was told that they would handle everything by what the lease states..
I will be going to pick up the paper work on Tuesday..
At the moment, I would like to know...
1. Can he sue me, if I never signed a lease? He became the new landlord in July of this year, and he mailed out blank leases. The dates weren't filled in, the amount of money to be paid for rent wasn't filled in, and also he didn't sign his name. So, I never signed the lease. Although, it clearly says if you dont sign the lease; you will be evicted in 10 days..However, I have been paying rent every month since July and I never signed a lease. I told him to send me a new lease that's completely filled out and he never did..
2. Can he tell me what to do with my mobile home? I own my mobile home but the land belongs to him. He came down in October to work on the mobile home park. He didn't tell me until November that I need to put my dog in the back and that I need to fix my window which someone broke. The dispute started with this and he doesn't own my home.
3. Can he sue for late fees when he wouldn't accept payment when it was due? I tried, to get him to take the rent payments but he said he doesn't handle money and to send it to his daughter. At the time, I expressed to him; I was busy with my wedding that would be days later and also with final exams for school. I let him know, that both of my cars were in the shop and I had no transportation at the time to mail them off. He still wouldn't take my payments, however he took payments from two other tenants. Now, they are suing me for late fees..When, I tried to give him my money before it was due..Also, I have my receipts and to my understanding; I only owe $25 for July rent because at that time they were in the process of becoming the landlords and I was only waiting until it was finish to see who the money goes to. They charge me for that month, although they wasn't the landlords yet!

I have been repeatedly telling them about the stray dogs/neighbors dogs that have gotten under my mobile home and tore my pipes up. I have reciepts that clearly show the rise in my water bill. He said he would handle it, and he didn't. When I asked about it, they responded with that I owe $75. I told them, if they think I owe late fees then they owe me money for my pipes that need fixing..Next then I knew...Papers were being served...
**I would like to know what is it, I need to do? Can he really sue me for late fees when he didn't take my money and expected me to put it in the mail, when in fact he was there in person? The rent doesn't go to anyone else, it goes to him.
Money Orders are to be made out to him but sent to his daughter who stays in Texas.
He came down to NC in October to do improvements to the park & when I tried to pay him Nov rent, he refused it and told me he doesn't handle money but that his daughter does and to send it to her. However, after refusing to take my money; he accepted money orders from other tenants. And, now he expects me to pay him the late fee of $25 for Nov.
The landlord told me I couldn't put fences around my mobile home, because it doesn't look good. I do have underskirting around my mobile home, but it has been tore down repeatedly by the dogs. It has been tore again and again after my husband fixed it..In Now, We found the next door neighbors dog who was pregnant under there. We told the landlord, who has a strict policy about dogs; and he did nothing. I have pictures and etc. That shows the dogs in my yard pulling trash, under my mobile home, eating out my dog bowl, and him right across not doing anything but burning trash..
