is this casual sex (with the neighbor)?

To make a long story short, me and my hottie of a neighbor hooked up... now, for me, it's just sex since i'm currently emotionally unavailable after the ex...so we text when we wanna hook up...the other night, i asked him if he wanted to play, and he said it was a bad night and wanted to know what i was doing all weekend. i said i'll be around. then, he kissed me on the cheek and said it was good to see me...is this on the verge of going from casual to non-casual? how do i tell him i want nothing more than a friend with benefits?
 
Best way is to be honest and straight forward.

Just tell him, make it short and sweet and if doesn't work for him tell him to let you know.

Don't skirt the issue. If you are bold enough to screw him, be bold enough to tell the truth.
